  • As an investor, your concern is two-fold: Seamless yet thorough care of your investment, and reliable guaranteed returns. We offer investors guaranteed returns on their properties, with minimal involvement required.

    We offer above market returns on your property and include all day to day maintenance. Should major maintenance (electrical, roofing, etc.) be needed - we work to find the best solution, and discuss options in advance of service.

    Please note that with the exception of ultra luxury properties, a minimum of 4 units in the same region is required. If you aren’t yet there, we encourage you to look at our management services.

  • Cityami specializes in everything mid & short term rental related. Whether converting your space from a traditional hotel to an apartment hotel, looking to improve your business marketing, operations, (and margins of course) or setting up your first furnished rental - we’re happy to chat!

  • Absolutely. We've been in this space long enough to know what works as an investment property, making sure you don’t invest in the dread “money pit”. To get started, please contact us directly. It helps to know whether you would prefer to keep your investment to a specific region.

Management Services

  • Cityami is headquartered in New York City, with full service operations in NYC, Brooklyn, Miami, Washington D.C., and Atlanta. Our furnished monthly rentals are primarily located in NYC, D.C. and Atlanta with both monthly and short term rentals in Miami and Phoenix. Still, our favorite markets are the newest. Don’t hesitate to reach out should you have interest in another area.

  • Our furnished monthly rentals are marketed in a different fashion than our vacation rental homes. Many of our Monthly tenants are placed through corporate contracts or booking platforms such as Airbnb, and Spotahome. Our vacation or short term rentals are most often booked through platforms such as Airbnb, Spotahome, and Booking.

  • Cityami acts as your tenant’s go-to concierge and emergency contact so you can rest assured without worrying about their well-being. Guest care includes technical troubleshooting within your home as well as our lockout service should your tenant need help. For bigger emergencies, we will loop in our network of plumbers, electricians, and handymen in order to find an immediate remedy and long term solution.

  • Airbnb guests arrive at all times of day. With a remote check-in process, we can greet your guests over the phone at any time of day. For emergency maintenance management, our team is available to assist in person from 10am - 4pm local time, and remains on call 24/7 to send specialized contractors (such as a plumber or locksmith) as needed.

  • The industry has changed, and greeting guests in person is a thing of the past. It also introduces a lot of room for problems. Our remote check-in process has been in use for 7 years, and we stand firmly behind it. We do not offer (or recommend) in-person check-in.

  • The sooner the better in every case. We typically ask for at least 1 week's lead time in order to get started, but in a crunch can have your listing up and booked in 24-48 hours.

  • We typically recommend all listings mandate a "strict" cancellation policy. This means guests don't receive more than a 50% refund if they cancel last minute. We'll work with you and your guests to mediate any last minute cancellations.

  • We bill on a monthly basis for all reservations completed the month prior. Additional services, such as maintenance, etc. are billed on a weekly basis. Payment can be made via credit card or bank transfer. If you have questions or need help with booking, please contact us.

  • Not at all. Our team can meet with any designated contact to get started. We’ll fill you in along the way using video conferencing.

  • One of the greatest benefits to having Cityami caring for your rental and tenant is knowing we're looking out for your home as you would. Cityami photo documents your home before your guest's arrival, and inspects for any incidental damage between guest stays. We inspect your major appliances (Television, air conditioning, sound system, etc.) and furnishings, and try to keep an eye out for major damage to your home.

    If there is anything special you would like us to keep an eye on, just ask! We aren't able to closely monitor every nook and cranny of your home, but we do try to keep an eye out for clear damage.

  • Of course! Cityami maintains a $1 Million insurance policy.
